AI is only as good as what you feed it. The prompts below are built to be filled in with your specifics — the bracketed placeholders like [NEIGHBORHOOD], [PRICE], and [PROPERTY DETAILS] are where your local knowledge goes. Generic in, generic out; specific in, content that actually sounds like you. Copy any prompt, swap the brackets, and edit the output so the local facts are real (AI will confidently invent them if you let it — don’t).

The golden rule: AI handles structure and speed. You supply the local truth and the final check. Never publish a price, stat, or neighborhood claim the model produced without verifying it yourself.

1. Listing descriptions (10 prompts)

  1. Write an MLS listing description for a [BEDS] bed, [BATHS] bath [PROPERTY TYPE] in [NEIGHBORHOOD], priced at [PRICE]. Key features: [LIST 4-5 FEATURES]. Tone: warm but professional, under 150 words. Avoid clichés like "must see" and "dream home."
  2. Rewrite this listing description to lead with the single most compelling feature: [PASTE DESCRIPTION].
  3. Write three different opening lines for a listing of a [PROPERTY DETAILS] — one emotional, one factual, one lifestyle-focused.
  4. Turn these bullet-point features into flowing listing copy: [PASTE BULLETS].

Use these well, not lazily

The agents who get burned by AI are the ones who copy, paste, and publish. The ones who win use prompts like these to skip the blank page, then add the local detail and fact-check every claim. AI is the fastest typist you’ll ever hire — it’s just a terrible local expert.

If you’d rather not run the content engine yourself at all, we do it for you — researched, fact-checked, and written in your voice. And for the bigger toolkit beyond ChatGPT, see the real estate agent’s marketing tech stack.
