Local SEO for UK Estate Agents: The Complete Playbook

When a vendor decides to sell, the search is almost always the same: β€œestate agents in [town]” or β€œbest estate agent near me”. The agents on that first screen get the valuation calls; everyone else gets the leftovers. What Google actually ranks locally

Local results are driven by three things: relevance (does your site and profile clearly say what you do and where), proximity (where the searcher is), and prominence (reviews, links, mentions and content that prove you matter locally). You can’t move proximity. You can move everything else.

Get the foundations right

Inconsistent details quietly erode rankings.

Build area pages that deserve to rank

A page titled β€œEstate agents in [town]” with three paragraphs of filler will not rank against an agency that publishes genuinely useful local content. What does rank is the material a local buyer or vendor actually wants: honest area guides for each patch you cover, pricing pieces like β€œwhat Β£300,000 buys in [town]”, and market updates built from real data. Each piece signals to Google β€” and to the reader β€” that you are the local authority, not a brochure.

Reviews are a ranking factor and a conversion factor

Ask every completed sale and every happy landlord for a Google review, make it easy with a direct link, and reply to every review including the bad ones. Volume, recency and your responses all feed prominence. A steady drip of reviews beats an annual burst.

Earn local mentions

Sponsor the local club, comment for the local paper on the market, and get listed by the local business groups you already belong to. Each mention with a link is a small prominence signal; together they are hard for a competitor to replicate quickly.

Measure what matters

Track your Google Business Profile calls and direction requests, your rankings for β€œestate agents in [town]”, and β€” most importantly β€” valuation requests that mention finding you on Google. Local SEO compounds slowly and then all at once; agents who publish consistently for six months typically own searches their competitors didn’t know were winnable.
