Mount Royal, Calgary: A Neighbourhood Guide for Buyers
Mount Royal is Calgary’s old-money address: curving tree-lined streets on the hill southwest of downtown, laid out in the early 1900s and still home to many of the city’s grandest houses. It divides into Upper Mount Royal, the estate district proper, and Lower Mount Royal, a denser pocket of apartments and walk-ups beside 17th Avenue — and the two are essentially different markets. Who Mount Royal suits
Upper Mount Royal suits established professionals, executives and families buying a long-term home at the top of Calgary’s market. Lower Mount Royal suits young professionals and first-time buyers who want to live steps from 17th Avenue’s restaurants and bars at condo prices. A guide that conflates the two misleads both.
Homes and prices
In recent snapshots, Upper Mount Royal detached homes have commonly traded from around $1.5 million into the several-millions for renovated estates, making it consistently one of Calgary’s most expensive communities. Lower Mount Royal condos, by contrast, have often started in the $200,000s to $400,000s. Calgary’s market has seen strong in-migration-driven demand in recent years, but conditions shift — quote current comparables and CREB® data, not memory.
Schools
The Calgary Board of Education and Calgary Catholic School District serve the area, with Earl Grey School and Western Canada High School among the well-known nearby options, plus private schools within easy reach. Verify current designations through the CBE’s tool before advising.
The commute
Downtown is genuinely close: many residents drive or cycle in under 10 to 15 minutes, and frequent buses run the 14th Street and 17th Avenue corridors. There’s no CTrain station in the neighbourhood itself — the closest LRT access is downtown. For most buyers at this price point, that matters less than proximity.
Daily life
17th Avenue SW — the Red Mile — supplies restaurants, cafés and boutiques on the neighbourhood’s northern edge. River Park and Sandy Beach are nearby along the Elbow River, and the Glencoe Club is a local institution. The contrast between quiet estate streets and a lively main strip is the neighbourhood’s defining feature.
What buyers should watch
At estate level, due diligence is about the specific house: many Upper Mount Royal properties are century homes with layered renovations, and rebuild or restoration costs on the hill run high. Lot value versus house value matters — some sales are effectively land plays for new custom builds. In Lower Mount Royal, condo buyers should review building reserve funds carefully, as much of the stock is older walk-ups. In both halves, days-on-market run longer than Calgary’s average; patient, well-advised buyers do best.
