Local SEO for Canadian REALTORS®: A Practical Guide
When someone in your city searches “realtor near me” or “living in [neighbourhood],” Google decides who they see — and most Canadian agents have done nothing to influence that decision. The three surfaces you’re competing on
Local search results come in three forms: the map pack (the three pinned businesses under the map), the organic results below it, and increasingly AI-generated answers that draw from both. Your Google Business Profile drives the map pack; your website’s content drives organic; consistency and reviews feed everything. Most agents rent their organic presence from REALTOR.ca and their brokerage — which is why REALTOR.ca is not your website matters here.
Get the foundation right
Start with your Google Business Profile: correct category (“Real estate agent”), your actual service areas, real photos, and a steady flow of reviews from past clients — asked for consistently, never incentivized. Then make sure your name, brokerage and contact details are identical everywhere they appear: your board profile, brokerage roster, social accounts and directories. REALTOR® is a certification mark owned by the Canadian Real Estate Association. Use it correctly — as a mark identifying you as a member, in the approved forms, never as a generic noun in your domain name or business name (so no “torontorealtorpro.ca”). CREA’s rules also govern how you present MLS® and related marks. Getting this wrong isn’t just a compliance problem; boards do enforce it. Build your SEO around your own name and geography instead — those are assets you actually own.
Content is the moat
The map pack gets you found by people already searching for an agent. Earn local links naturally: sponsor the community association, get quoted in local media market stories, list your profile with your board and chamber. Then be patient — local SEO compounds over quarters, not weeks. The agents who win are simply the ones who kept publishing while competitors bought another month of portal leads.
